    Tiny house transformation

    This is one of our tiny houses. We once owned it and do not own it anymore, sold it last January.


    The first photo shows DH working on it, taking it down to the studs. Literally. This photo was taken about 2009. When we bought this property, it had two small houses and an extra lot, and that’s why we wanted it. That extra lot was for farming plus it was bordered by a very large city owned lot that I leased for a decade from the city to grow iris.


    When we bought it it was inhabited by God knows how many people, at least five. They were renters. They had used the extra lot as a trash pit and it was full of dirty diapers, alcohol bottles etc. Property was surrounded by junk trees that DH removed one by one. Roaches crawled out of it for two years following their exodus.


    While it was not our intent to buy income property, we felt a responsibility to improve the property so we put out a new roof, put on Hardieboard siding and painted it, put in all new windows, and certainly cleanEd up the outside and made it pretty. It was uninhabitable from the inside but it looked nice on the outside.


    The current owner, Henry, bought it to renovate and sell. He did a fantastic job. I really cannot imagine anything done better. He saved part of the ancient flooring.There wasn’t much else to save in this house although it did have a distinctive interior door I have not seen before or since. There’s some evidence that this is a very old house and it predates the big brick Victorians surrounding it.

    Beautifully reno'd. I love the soft grey which harmonizes the old with the modern. Excellent staging!

    Gorgeous! Looks like a Property Brothers project.

    But you and your DH did a huge community service by taking over that house and yard. You are/were really good neighbors. Wow... from diapers to irises. (Too bad you didn't raise dahlias--it would make for better alliteration in a home and garden magazine article... would day lilies work?)

    there were plenty of day lilies there, and sometimes even dahlias!

    we lost around $20,000 is actual outlays on the entire property including the house in the back (munch cuter.) That doesn’t even count the thousands of hours of labor from DH in gutting the interior, building out walls, tearing out trees, etc. But that is ok, the little houses were kind of a hobby of ours and he is a workin’ fool.

    My first tiny house, my absolute favorite, is undergoing slooowwwwww renovation by its next door. Sigh lrs. THAT is the one I can hardly wait to see finished! They are gay men and so will have an elevated aesthetic and it will be treated well.

    Henry will start on house number 2 shortly. It has 4 rooms, 2 over 2, and an attic. I can hardly wait to see his floor plan for that one. It will be tricky.it has many exterior doors.

    For 827 sq ft, it looks spacious! Love that patio.
    My therapist told me the way to achieve true inner peace is to finish what I start. So far today, I have finished two bags of M&Ms and a chocolate cake. I feel better already!

    I love the outside, and it does looks spacious. And the price! The quality of his work is impeccable.
    That said, I would have preferred a less trendy finish. It will likely have great appeal to prospective buyers.
