We made an offer on a house in Hermann, MO, and it is likely this deal will go through. It is the same house I passed on last summer. The house is a bit of a dog, still on the market after 4 months. But we like it!
The location, siting of the house, and the fabulous 1 acre is the draw for us. I want to be in town, and in a town that is lively. Hermann is a cute touristy town.
The deal will be final on Friday. A contingency offer is in front of ours.

It looks like it has nice sized rooms, good bones and a great lot. I think if they had cleaned out the house and done some painting and floor cleaning, it might have sold faster.
I think the kitchen has great potential to look the original age with updated appliances and carefully selected colors and accents. My idea of heaven.
Love the windows and the patio area and the price is amazing!

I like it a lot--especially the view from the patio and the cozy upstairs bedrooms. And the trees. The acreage, not so much.
The price is mind-boggling. Houses around here are ten times that. No wonder you pounced on it!

Very nice, and it will be great with Iris and Lillie’s all over the property. Plus your DH can grow his tomoatoes and such. Like the wood floors.

The price is low because this house has been built piecemeal and not in a quality way.
Last week we went to Hermann to look at the house below, $60,000 more. It sold immediately. It is across the street from our house, has the same square footage, a big lot. It is solid and needs no work unlike our house.

Pretty inside, but the other one has a nicer exterior, IMO. It's probably that beautiful tree...
Still like the windows and patio better and the view from the patio is wonderful. Is it at the point of maintenance where you would redo the interior for better insulation and upgrade the wiring or liveable as is? Perfect timing to get it to where you want it to be.
Asking as DH and I have been through the route of no insulation upstairs, a 60 amp service with the ceiling falling into the kitchen so nothing I see in your pictures look like that much work LOL. That property fit our miniature budget though and returned $$$$$ when sold.

It wouldnt surprise me if it has old wiring snd little insulation.
But we have purchased 4 houses in Missouri, and none of them were habitable when we bought them. So this one, one we can actually move into and sleep there with a toilet that flushes, is pretty luxurious.;)
I feel like my STL brother drove us through Hermann once. Is it near wineries? Looks like you'll be doing what we are these days - fixing up a house. I never thought I would be knocking down walls and designing a kitchen at this age. Will you keep your other houses? Anyway...congrats!

Oh we wont move, this is a second house, a vacation house. It certainly is possible that we would move to Hermann some years into the future, though.
I think I have DH convinced that we need to hire someone to mow the Hermann property, at least until we unload are extra (tiny housej properties here.
if our puchase goes through, it will be a long arduous process to move all of my iris plants, it will take a year.

The kichen cabinents are cute and consistent with the real estate agent’s assigned age of the house, 1967. I do love ‘60’s kitchen cabinents. But here’s the problem: this house has a core that seems to date from 1900, then it has additions that seem to be from the 1940’s~1960’s and then there is a hideous garage conversion into an extra bedroom with new flooring, so that abomination is recent. In summary, there is no architectural integrity to respect here, so we may move the kitchen to the other side of the house and rejigger the room flow.

I also thought you were moving given your frustrations with St. Louis and the bad roof.

That sunny slope will be beautiful when the iris are moved there. Have you already started deciding which trees go?

How exciting? How far of a move would it be for you? Having lived on the west coast all my life it is amazing to see prices of homes elsewhere.

We dont have this house yet, we will know tomorrow if the deal goes through. This will be a second home for us.
Hermann, MO is 85 miles from us. To Pinkytoe’s question it is the heart of Missouri wine country and this house is half a block away from Stone Hill winery which was the biggest producer of wine in American back in
the 1870’s. There are ten other wineries in and around Hermann.
This house is cheap because it is weird and not nicely done. We might renovate it and would spend $80,000 to $100,000 doing that.
Sadly for some of you, two large trees would come down to make a garage IF we do that work. Otherwise, tree removal will be minimal, just small scrubby trees will come out.

Just had a chance to review in more detail. Here's what I really like about it:
--the outside curb appeal
--Those arched built-ins and doorways
--The fireplace
--The 60s cabinets
--That enamel-top table is what I'm considering for my little house!
--The dormer room upstairs. Most people don't like dormers because of the waste of space, but they have such a nice cozy "artist garret" feel
--That porch with the view!
--The outbuildings
--The price!
Very nice, IL. Can't wait to hear more about it.
