I think the dresser would look nice in shades of gray.
I agree with rosa. I think grey would be really nice. IL suggested lacquer, which I could see, but also, have you considered chalk paint? I have an old mission-style desk that is bringing too much brown into my space, so I'm thinking of one of Annie Sloan's gray-green chalk paint--Paris Grey

I will post pictures when done. Something else people are doing is cutting vanities in half and using each end as a night stand. The middle part and mirror go away.

I think the mirrors are the nicest feature and it would be a shame to lose them. I've used Annie Sloan and Dixie Belle chalk paints and they were both easy to work with and I was pleased with the final results. The same goes for General Finishes milk paint.

I have been eyeing these refinished dressers with floral froufrou accents for months now. Originally I thought I would do a sideboard in that style for my condo but decided that style is not right for my Imagined sleek modern Decor theme. But it’s very much on point for Hermann cottage look, so I’m hoping I can fit one in somewhere. We have four bedrooms. They are tiny.. Not a lot of room for extraneous furniture.

Of course nothing is going smoothly. We were supposed to close on the house today but can’t until you get the final disclosures 3 days prior to closing per federal law. It’s been on the final underwriting since Wednesday. I emailed the loan processo’s supervisor today because he could fix this today per my realtor. If I cannot close on time next Tuesday the seller can keep my 2k and put the condo on the market although that would be stupid to start with a new buyer. Ugh!!

Monday night at 6:30 we get a email that the lock expires at midnight because it’s been 60 days, the interest rate is higher and they have more loan conditions. Basically we told them to go **** themselves. I spent 5 hours Monday night putting 30 plastic bins in closets, etc. Yesterday a friend came to help and we organized the garage, cleaned the backyard, staged 2 patios and cleaned the house. Today I will work on the bathrooms and then tomorrow a friend comes to do last minute mopping, etc before the professional photographer comes at 1. It will hit the market Friday. Our market is hot, our house is move in ready in a very desirable neighborhood. I thought I would lose my condo but the owner is willing to wait for me. He is in no hurry as he inherited the condo. Meanwhile my ex has spent 2 days packing his office and not done yet. I will finish when he goes to work. Since he moves at the pace of a snail so will probably have to hire day laborers to transport his junk to a storage unit. Ugh!!

Yes, great news that the condo seller will wait for you to get a different loan. And you will likely have to hire people to move your exes stuff out of your joint property. I am watching hoarder DH move stuff around like crazy in the Hermann house and he’s doing a nice job of it. And granted we had hardly anything in the Hermann house but I made the mistake of letting him move his 1970s bedroom set into that house and it’s way too long for that little cottage and it’s rooms.
I only worry a little bit about cleaning out our city house with its 32 years of accumulated stuff. DH is good at being on task and so I think when the time comes he will be able to clean out his parts very quickly. But I know they will end up in a nice neat pile stacked to the ceiling in the Herman basement. And that’s OK because I told him he can have the basement. He has already rented a large storage area for the Herman stuff that has to be out of the house during construction. That’s not a ton of stuff but it’s a few items.
i’m watching our friends who have a country house deal with their city house. They moved to the country a couple years ago. The husband was fixing up the city house to sell it. A water pipe broke and water gushed through the house for three days. It is an attached house so eventually the attached neighbors noticed but they had been out of town for the weekend so they didn’t see it right away.
Major cosmetics to fix. Insurance company paid for much of that work but they also jacked up their insurance. Now they are back to fixing it up very slowly to sell. Parts of it are in kind of rough shape but really they just need to put it on the market as it is. Part of the problem is he has a basement full of stuff. He cannot conceive of throwing much away. Their outbuildings in the country are full. They need to build another one but don’t really have time for that.
Meanwhile it costs them $500 a month and they’re not even living there or enjoying it. There’s really no point to that.

Luckily it’s not joint property. It’s in my name only although I am splitting the money with him after I take out the first 60k. Now instead of packing his office he is applying for a 300k loan when he couldn’t even qualify for 245. His job is too new for them to count it and even if he does qualify I would have to choose him over other offers. Fat chance of that happening after waiting 2 months. A few day labor guys can make fast work of his junk.

Companies like that are very expensive. Plus he probably will just transfer his junk to a storage unit not throw it away. Day labor guys in general work hard especially if they know that the job will last longer than one day. We have used them to landscape a quarter acre yard and other projects. You decide what you want to pay because you have to pay everyone the same on the job and they accept or refuse before getting in your car. We always find what most people are paying and then go higher.
Where does one go to find day labour? Is this a usual approach throughout the US? I am not aware of a day labour agency around here. I do have nearby neighbours that I can hire for special jobs but got their names through personal contacts.

Near where I lived in NJ, day laborers would stand in an unofficial but widely known place and you could just drive up and pick someone.

The home goes on the market Friday. Today a professional photographer comes to take pictures. I am listing it for what it appraised for a year ago. Prices have went up 10% so hoping for a bidding war but will also be happy at asking price of 370k.

So 12 showings yesterday and 11 today. We review offers at 5. One agent asked if 400 would do it which is 30 over asking. We have 2 coming in later today. Very excited!

The house closes on the 16th. The condo owner was going to put it back on the market if it wasn’t in contract this week. When my ex was buying the house I was having to take his half of the crypto currency for the 25k he was short. Now I will have it in cash plus my half of the crypto. It could have ended up more or less depending on what happens.

3708So my artist friend painted this piano bench to sell and I bought it from her. She used the pink we were going to use on my dresser and said it was pepto-bismol pink:)). She then put green over it so it’s a combo of pink and green. I love it and may have my dresser the same because this will be in my bedroom. As a artist she tries something and if it doesn’t look good she changes it.

It’s interesting that nothing has gone smoothly in my quest to sell this house. The inspection came back noting a ton of electrical problems and someone before us dig out a partial basement and may have made the foundation unsafe. They paid top dollar for a house that they assumed was move in ready. So now we have a electrician coming and a structural engineer for estimates to remedy these issues. Luckily they love the house and still want to buy it. So the price of the repairs will need to be subtracted from the cost of the house. They can handle repairs after closing. Needless to say I would have been money ahead if my ex could have bought the house.
Had a big moving sale the past 2 days and got rid of tons of stuff and made 500. I sold everything cheap and had very little at the end. We have a huge trailer full of stuff for the dump that I put there. Still a lot of stuff left and tomorrow we are having a talk about he sorts way too slow and is going to have to let me help him sort with guidelines he gives me. I am really pissed off that my stuff has been packed for months and his stuff has become my problem. His son won’t help although his dad has been helping him remodel his entire house. I am exhausted and my entire body hurts all the time. Ugh!

We gave him a below-market price so we could sell "as is" to him specifically and he sent me a picture of drywall issues in the ceiling in the garage. He prefaced it by saying "I know as-is is as-is, BUT..."
As for the stuff, yes, it is physically and emotionally draining to get rid of stuff. Just consider that you are ALMOST there. This is the last mile and soon you can put it all behind you.

Only the junk not our furniture and household items. They saw a giant shed as big as a trailer, garage and partial dirt basement full of crap and want it gone. They are concerned about inheriting it.

I just can't imagine anyone moving out of their house prior to closing or any contingency that closing would not occur unless items are removed prior to closing date. I continue to find it odd.

The money is transferred to the seller. The property title is transferred to the buyer. The seller's mortgage is paid off and the buyer's mortgage is activated. The seller gives the buyer the keys. Hasta la vista, baby! The seller is supposed to be out of the house before the closing takes place unless there is a specific separate agreement to the contrary.
What people do in various places (aka "customary practices" https://dictionary.thelaw.com/customary-practice/ ) may be different and may include giving the seller a few hours to load up and move. But legally, once you do the closing the house and everything in it belongs to the buyer unless you have an agreement to the contrary.

Without a written agreement to the contrary, the seller should be out before closing and no longer have any keys to the house. For the half-dozen houses I've bought and sold, that's always meant the seller (me or them) has already moved or has all their stuff loaded on a YallHaul truck before the closing papers are signed. Your local customs may vary, but if you're dealing with me, I make sure you understand that I'm going to drop by on my way to the closing to give the empty house a quick final walk through.
Exactly, GP! The walk-through means that everything is clear for the smooth transition from one owner to the other. Why would you need 30 days to occupy?? In this day and age, time and tide wait for no man nor for dragged out closings.

I can so so so relate. You are on the right path, keep your head down and plunge ahead. Your husband needs to honor his (implied or real) contract to be out of the house at closing.

I continue to find it odd.Are you sure you're not thinking about the time between signing the contract and the actual closing date? 30 days used to be standard for that so inspections could be done, moving arranged, etc.
If you bought a house, would you really want the potential liabilities that would arise by you letting someone else continue to live in the house for even a few hours after the actual closing? What if they get hurt moving their furniture or trip on something and sue you because the homeowner's insurance policy is now in your name? What if they cook lunch, screw up somehow, and set the kitchen on fire? (Remember, you own it and your insurance will get dinged for the damages!)

Yes, he got the cheapest house in the neighborhood. We were clear on "as-is" So I don't believe there is any ambiguity there, but again, when it's family things DO get complicated. Thanks for the support.

It is typical here that a walk thru of the property the day before or day of closing is a final eyeballing of the premises to make sure nothing of substance has changed.On closing, when I hand over the check (absent a rental agreement) the property is mine and I do not want the previous occupant’s junk there. If craploads of stuff is there I would refuse to hand over the agreed upon money and would subtract costs of removing stuff.
in my neighborhood with so many of my friends recently leaving, we’ve been involved in several last-minute negotiations with new owners about stuff that is left behind. DH and his truck came in handy. With the new owner’s permission and acceptance, certain items can be left.
The owners of our Hermann house left small cabinets in the basement which we found useful in the kitchen. We did a rent back agreement to them for about 10 days after closing and my one concern was I wanted an actual rental agreement in place and I didn’t care how much money we got from it but the agreement was in my mind a mechanism to get them out of the house if I had to do an eviction. They were very nice people and didn’t cause any trouble at all, cleaned the place thoroughly and left on time.

A few years ago friends of ours were selling their house to move to a different state and it sold more quickly than they expected. They ended up having the choice of putting everything in storage and finding temporary housing for a couple of months or renting the house back from the new owners for two months. The new owners were first time purchasers so were not under a tight deadline to move in so the second option worked out for them. The rent-back was documented and paid for at the closing.
When we bought our place last fall it was already vacant except for the staging furniture. The week before the close our realtor had to keep hounding the seller's realtor to make sure that that stuff was out by close because he knew that we had movers scheduled four days after close. Apparently the staging company was crazy busy because of the market being so hot that they just didn't have staff to be able to come get it.

Just keep reminding him that if he hasn't done something with all his stuff by {time} on {date} you're going to have two large men come in and put everything on the curb for the trash guys and scavengers. >8) That should be motivation enough.
The expectation (written into purchase agreements here) is that whatever is nailed to a surface in the house stays (appliances, flooring, cabinetry, physical plant, overhead light fixtures, etc.) and the place is "broom clean", unless both parties agree otherwise.
When I bought our house, the seller said she wanted to take the washer and dryer with her, but that the other major appliances and the "beer" refrigerator downstairs would stay (unless I made them a condition of purchase). Turns out the beer fridge was ... full of beer (nice of her). We also agreed she'd "sell" me the sectional in the living room (I needed a sofa and she didn't want to move it; win-win). I would have been annoyed to have to pay money to get rid of an abandoned sofa neither one of us wanted.
The condition of the house should be enumerated in the purchase contract. I know that varies considerably across the U.S and across the world. But here people expect empty, not junk. Special provisions are made if stuff (or sellers) need to remain in the house after closing.
When we moved to VT there were still things like old tools, some agents like paint/cleaners that could be considered toxic waste--stuff like that, in the shed. Also a few tires and other leave-behinds like screws, nails, etc. We thought nothing of it, but our close neighbor thought it was "terrible" what "they did to" DH and I. I guess he meant that they didn't clear absolutely everything out. I guess we could have complained but it wasn't a big deal to us. There was nothing contractually that said the sheds had to be completely empty. I'm just psyched because I truly believe this is the one real estate transaction we've made that might have been a good investment. Houses nearby with the same acreage and square footage are already selling for double what we paid for our house. So for that I'll deal with a few cans of old paint.

Don't let it get complicated. A contract is clear. That is why you have one right?
In 2001 contracts were occupancy within 72 hours of closing. We were part of a 4 sale cascade. Only the top 1 was out on closing day. That gave 3 households 72 hours to all get out, clean and the next move in. So basically 1 per day.

I am buying a condo that’s been a rental and I wrote in the contract that I wanted the tenant gone 4 days before closing. I am not inheriting a tenant. Walk throughs are now done about 4 days before closing. The buyers said my son and I can stay 2 weeks past closing so I can remodel my condo. I am not telling my ex as I want him gone. I have my ex’s stimulus money and the garage sale money. I hired the teen next door to empty the partial dirt basement that’s full of junk. I am paying him 150 flat fee. He works fast and so far he has worked 3 hours. It will probably take him 2-3 hours to finish. I paid him to do the shed last week. I am using his money. I told him if it gets to be too close I will hire day laborers to throw it all away. Once he is all moved out I will give him the money that’s left. He quit his warehouse job and will do this full time because he knows that I mean it.
Good idea to get some help. I’m sure the teen appreciates cash in hand.
Yes, he got the cheapest house in the neighborhood. We were clear on "as-is" So I don't believe there is any ambiguity there, but again, when it's family things DO get complicated. Thanks for the support.
Catherine, I would tell him it is as is, and he should not send you any pictures of anything he wants you to pay for, and if he wants out of the contract, you will happily sell it to others. I think you might even be able to get more money if you do, since there are no family dynamics involved, and as-is means as-is.
Maybe he thinks he will have mortgaging problems--there are many things that could be happening, but I would not make these your problems, and make a graceful exit if need be.

My entire body hurts and I have a chronic back and neck pain issue as it is. I am scheduling a chiropractor, massage, eyebrows waxed and manicure for this coming week. I have not had a manicure in 2 years so am due:)).

I myself could not stand more than 20 minutes with people like that. I am still,watching, after—get this, you won’t believe it—16 years—a house sitting in a nearby neighborhood owned by out of town er people who cannot sell it because of stuff. Well, that is one reason.
a decade ago they made a feeble attempt to sell some of the crap in it with a garage sale. It was one of the worst garage sales I’ve been to because it was clearly a clutter collection and they asked outrageously stupid high prices. The reason I’ve been watching this house is because they also owned a tiny house across the street that I wanted. I wanted that house and my desire for that house burned with a ferocity that to this day Ignites sparks! I WANTED that house.
Fortunately I did not get that house and that lead me on many other escapades of tiny house buying.

I agree. I always say that something is only worth as much as you able to find someone to pay for it at the time you are selling it. When I have a garage sale, the question to answer is: Am I selling stuff to make money or to get rid of things? For me, that determines the pricing. :)

If a buyer wants the object and the owner wants to keep it, the buyer would have to offer more than the thing is objectively worth to induce the owner to sell it. Likewise if the owner wants to get rid of an object but few buyers are available, the owner would have to sell it for less than it is objectively worth to induce someone to buy it.
For example: If you want to own a book but aren't willing to pay the retail price, you'll wait until it goes on sale or until you find a used copy at a price you're willing to pay. OTOH if you own that book and you like it, a neighbor who sees it on your bookshelf and wants to buy it from you would have to offer more than the retail price. Why? Because you know it will take you time and effort to find and buy a replacement copy. So even though the actual value of the book on the open market doesn't change, how much a buyer is willing to pay and how little a seller is willing to sell for both depend on motivation and both values may be different from the current market price.
And the objective value of the book to any potential buyer may be different from all three of those buy-sell values. For example the factory-issued repair manual for a specific motorcycle would have great value to someone who does mechanical work on that motorcycle, but no value at all to a french chef. So even the retail price in a bookstore may be more or less than its objective value to a buyer.

MAIN POINT: What something is "worth" to a person who owns it isn't the same as what it is "worth" to a potential buyer, and what it is "worth" on the open market may be different from both those prices for various reasons.
No, we don't agree, because you insist on seeing the value of a thing only in terms of what a seller can get for it in the open market on a given day in a given location. That is market price, not value. Gamestop shares recently had a market price of $480, but they're actual value on that same day was less than $5, just as it has been for months. Market price is the price is the price a buyer and seller are both willing to accept, it is not "what a thing is worth" for the reasons I explained in post #342.

The home inspection report identified lots of problems but luckily none were major issues. They can all be fixed for 13k which I am happily taking off the price of the house. They bid 30k over asking. My realtor thought I should ask 380 for the house but I wanted a quick sale so asked 370. Well now they are getting it for 387 and that’s with fixing everything in the report which usually doesn’t happen. I am happy because the closing will proceed on the 16th and I can close on my condo.

Thanks Sweetana! This is the tenth house or condo I have sold. Real estate is give and take and I like things to be a win-win. I don’t think anyone has to lose. I have always been a realist and optimistic because there’s no sense in fighting what needs to be done. When I moved here 24 years ago my income was the same as my retirement income is now and my condo payments will be the same. Staying in the house would have made me poor and I wouldn’t have felt safe. I will miss my patio and backyard. The good news is that I have savings and won’t have to save for retirement out of the money:)).
I will have money to travel and to do things. My youngest son and I plan to take a cruise when Canada opens up. My condo is a great place to age and I won’t have to move again. I have a nice balcony that overlooks a courtyard which is a lovely green space.

I am really happy because my condo is everything I wanted and if the house sale didn’t go through I would have lost it. My youngest son is coming home from Mexico on the 14th and will do all the work on my condo. He is very handy just like his dad who’s my second husband. Then he’s going to do contract IT work for awhile so I will have company. He eventually will go back to Vietnam to teach which he loves.
TT for a year that was filled with so many changes, you have done well!! So glad your home is now what you want and need.

So today I had my walk through of my condo. We measured the bedrooms for pergo. The area where my new appliances will go and the patio to see if some of my furniture will fit. My friend suggested removing the upper cabinets in the kitchen because I don’t need them and it will open up the kitchen to the dining room. Being small it will feel bigger. I split all the kitchen items with my ex. Plus the dining room has a big built in that’s full of storage with shelves inside. The kitchen island has big, deep pull out drawers with plenty of storage.

I will definitely post pictures. I ordered my refrigerator and stove online from Lowe’s last night and it arrives on the 23rd. Apartment size stoves have to be bought online so I just did both. I also found a single door refrigerator with the freezer on the bottom. After seeing the size of my condo yesterday I put 4 more small furniture items up for sale. Although it’s the same size as my first condo the layout is different so I had overestimated. The patio can hold my new table that I bought a month before I knew about my husband. Luckily I bought smaller than what I had. 2 of my comfy outdoor chairs will fit. I already sold the other 2.
IL, based on your recommendation I got the 24” stove instead of the 20”. The dishwasher is among the white cabinets and is white so I am leaving that. My refrigerator is stainless steel and the stove is a combination of stainless and black. With the black granite countertops it should look good. Also I was able to get a regular size refrigerator. Not huge but big enough for 2 people with a decent size freezer when my son lives with me. I went with a single door instead of French door because I was concert about how far I could open the left door with the stove. Plus the one thing I don’t like about my refrigerator now is that if you don’t close the left side first it often doesn’t shut all the way. This is really the fun part now choosing everything.

I have the movers scheduled for the 28th and hopefully I don’t have to move them for the 4th time. I am hiring my son’s friend to help so it will go faster with 2 people working. The walk through was videotaped and sent to the buyers and just waiting for them to sign off on it. The buyers called me and asked for information about the utilities and said how much they loved the house so that’s good.

A contract means nothing:)). If it did I wouldn’t be getting my condo. Those sellers have had to sign countless addendums to extend my closing. I made my offer in February and they are still waiting. I am not worried because if they walk now they lose their 4K because they have accepted all the inspections, etc and all conditions have been removed from the contract. It’s just frustrating as I want to get going remodeling my condo. Plus they called me last night to ask about utilities and were going on how much they liked the house. The husband is in the military and that’s why he was gone.
Terry it is going to be so great when you get into your new place! Photos to follow, I hope.

I also bought a fancy chandelier for the dining room. I bought a matching pole and table lamp since the living area is open so it should look good with all 3 matching. The only thing I am not remodeling until my son is gone is the bathroom. With only one too difficult to have it out of commission because he will be working. I am going to take out the bathtub and have a tiled walk in shower with a seat. I also want a high toilet like I have here. Really makes it easier to get up when my back is out.

My son said all the bathrooms in Vietnam have one and he loved it.
Many hotels in Europe have them. I had a step-aunt who put one in her bathroom in CT in the 70s, and I had no idea what it was or how to use it. I think if I were going to redo a bathroom today, I would consider one.
Got to use a bidet in Japan for 10 days and it was wonderful. They had some neat bathroom appliances there. Thanks for the reminder as I had forgotten these.

I should say that I’m thinking about a bidet attachment. Our bathrooms are so tiny that a separate bidet from the toilet would not be viable.

So my realtor emailed me and said that the buyers sign Monday and it gets overnighted here . It will arrive late Tuesday morning. They will try to close both on Tuesday. Worst case is mine closes Wednesday.

the potentially cold water thing is something I had not thought about. Eek.
And really, it’s another gadget to go wrong, another thing to pop off and leak all over. already I didn’t hook up an ice maker in my condo because I am fearful of it going bad. Surprisingly, this 100 year old building has a water line for an ice maker in the kitchen.

I have known two people that had serious leaks from refrigerator water lines. We just use a silicone ice tray.
I loved my fridge that had an ice maker. That was 11 years ago. I have heard such horror stories about leaks I have never had one again. Maybe it's time.

Same here. No ice maker and no water dispenser. I've also had people mention that the lines to these extras get really dirty but rarely cleaned. Readily admit this is not first-hand personal info, but for those who have them, how often are the lines cleaned?

space devoted to ice maker was a factor in my decision as well for my apartment sized frodge in my condo. Imdont use ice cubes often; DH uses them daily, but thatbis because he is outside working and he drinks large glasses of tea. In our condo, he will not be working outdoors, so I think a small tray of ice cubes will suffice.
I toyed with the idea of getting a freezer, a tiny one, for the “beverage station “I am making in my condo, but I’ve since decided that’s a lot of trouble and it’s hard to find a freezer that will fit the dimension. I’m just gonna put a cabinet there.

I have not had good experiences with ice makers. I had two basic refrigerators from 1985-2012: one cost $75 and the other $50. Neither had water lines and both worked like champs. Then I bought a floor model refrigerator at Lowe's because I fell in love with the ice/water dispenser at a house we rented on vacation and I had at least 2 sales calls over the next year or so to fix the ice maker. So we replaced that fridge and that ice maker gave us problems, too.
I'm back to ice cube trays. My water filter is attached to my sink, not my refrigerator.

So today was demolition day and it looks so much better with the top kitchen cabinets gone. Much more open and spacious. I don’t need them because of the bottom cabinets, cabinets in the island and the big built in hutch in the dining room. The cabinets left some big holes for my son to patch but he did a great job. When they pulled up the carpet in the bedrooms they found a big gap by the threshold that needs to be filled in. Always unexpected stuff to deal with. I am the errand girl to get everything they need at Home Depot.

this will cause me to look at keeping cabinets off one wall in Hermann. We have a U-shaped kitchen with three walls of cabinets, but we do not need upper cabinets on the shortest wall I do believe.
To have no upper cabinets at all is a clean and contemporary look that I’m not sure is a good look for either one of my vintage properties, but certainly, not cramming a bunch of upper cabinets into small spaces will help.
I’m now rethinking a bathroom vanity in one of our Hermann tiny bathrooms. I think I can get by with no cabinet sink. I think a pedestal sink will be fine because one of the bathrooms has a bathroom closet, tho small.A pedestal sink makes it seem less crowded.

37403740So this is how it looks. The cabinets totally obstructed the view into the dining room. I lived in a condo that was 1100 sq ft with a decent size kitchen. It had 3 walls of top cabinets and we took off the ones facing the dining room and that made a huge difference.

This little bathroom will be the most heavily used one of the 3.DH will likely be using it the most. I guess I will let him decide about this (tho I hate that! Haha.) We will have traditional medicine cabinet over the sink plus a 3 shelf cabinet over the toilet, I think. That is if we can fit one towel rack in there some where. I think a towel hook can be put on the back of the door.
The closet I mentioned is outside of the bathroom. That is not the most convenient place, to be sure! So I will keep your words in mind.
This gives me an opportunity to show off something DH built in our tiny downstairs bathroom. It is an unexpectedly large builtin cabinet under the stairs, finished with 140 year old shutters:

When we redid our bathroom, we took out the vanity and replaced it with a pedestal sink. I hated the vanity--you always have to reach down and icky stuff falls over and there winds up being a pile of hair stuff mixed in with cleaners and make-up.
So I looked all over for a very narrow cabinet that we could put against the wall. An IKEA "Billy" cabinet was perfect and we put a glass door on it. It was only 9" deep and I was able to store towels, make-up baskets, soap, perfumes, TP, etc.
Point being, I really like the cabinet your DH made, IL!

Mom did say, when we are there more than a weekend, put the dishes we use daily on those shelves. She had enough to cook and feed a family of 7. Washed after each meal and back on the shelf until the next meal. She always said life was easier in the 40's and 50's than it was in the 90's and early 2000s. (She died in 07).

We have the tiniest bathroom you can imagine. When we remodeled it, I begrudged the space that a pedestal would occupy, and the woman at the plumbing supply store introduced us to the idea of a wall mounted sink with a shroud over the pipes below. This was a great choice for us. Here's an example:

She always said, you and your little sister have all these machines to do the work. I spent less time doing the work by hand than you do. We had less stuff. We had enough clothes for 2 changes a week. Each day of the week I did one thing: sewing, knitting, clean house, baking, wash clothes (by hand)/hang dry.
Mom always missed her job as an accountant. But in the 40s in Europe, if your new husband said "quit", you did. She was 25 and still living with her parents as were all her siblings, given the current horror state of the Netherlands immediately post WW2.
Her perspective is interesting. My sister and I agree that we don't understand it because we see her way as harder.

I can sorta see your mom’s point of view. She had fewer things to take care of. The machines that do work for us require cleaning and maintenance. These small kitchen gadgets often take as much time to clean as it would to do the job by hand.

I have mentioned at other times of a grandmother telling me of her experience staying with teen-aged grandchildren while their parents were away for 2 weeks. Each morning, the teens threw their nightclothes into the laundry, wore school clothes then tossed in the laundry when teens changed iolume nto afternoon clothes which might be changed for going out with friends clothes, into the laundry and lastly fresh nightwear. The washing machine and dryer were constantly going. New clothes were coming into the house as the teens went shopping. This grandmother and her friend who watched all this going on were stunned at this behaviour but kept quiet as it was not their role to question it.
Today's clothing is often so poorly manufactured that it simply fails in stitching, fabric or stretching due to poor cutting. Back to the OP about living in small spaces but the volume of stuff of all kinds does impact the small spaces significantly. Yay to simple living!!!

Alan, that’s a cute cabinet. During the depression my mom had 2 dresses. She wore one to school and came home and hand washed it for the next day and put on her home dress. Only one was good enough for school. In the states companies fired women as soon as they got married. When I worked at Inland Steel I remember all the women talking about it and they got rehired when things changed years later.
Alan, how did you stabilize the dowels? Use a router and then glue? I am trying to puzzle how the dowels stayed in place over this period of time. Very clever and looks good.
I can hear a friend asking me, "Why do you have to analyze everything?" as she does fairly often.;)

But then I think about the endless greasy grime that floats around our kitchen. I do most of my cooking on top of the stove and do very little oven cooking.
Alan, how did you stabilize the dowels? Use a router and then glue? I carefully measured for proper spacing and then drilled 1/4" deep holes in the 1x2's using a drill bit the same diameter of the dowels, the dowels were then glued and inserted into the depressions and everything was painted to match the existing cabinet color. A pretty simple project actually!

So my son found a frugal solution to turning my bathtub into a walk in shower. You can remove the tub and replace it with a piece that’s a shower bottom with a seat. It fits in the same spot and I can keep the tile around the bathtub which is fine. Then you buy a shower door. He can probably do it for between 1-1.5k. Much better than spending 10k for a tile walk in where they have to move plumbing.

This is great! We have a bathtub sized ( retangular)shower in Old-house Hermann and are replicating that size in the new bathroom. I do wonder if the lip of the shower that is about 3 inches tall is really tall enough to keep water from overflowing. so far it has not been problem in the three years we used it, but I never really had a floor I had to worry about.
We are putting a bathtub in the upstairs bathroom because there’s that old saw that one must have a bathtub for children and dogs.

Somehow they cut a hole in the side and filled it so it looks original. Then they take out the stopper so the tub cannot be filled. So much safer for her. Building is over 40 years old and the tub is original.

So moving day was yesterday. I unpacked yesterday until almost midnight and then today and am done. Still need to hang curtain rods, towel bars, chandeliers, pictures, etc. My son is a huge help and will do that stuff. He had trouble getting our internet and tv working. I bought a chandelier and 2 lamps with individual crystals so that will take awhile to put together. It’s a quiet place and the dogs are adjusting well. I have a nice view of the courtyard and most units can’t see my balcony. I only have a neighbor on one side.
I have 3 closets and gave my son half of one. Everything fits with no issues. My entrance closet is huge and deep. Half is coats, cleaning supplies, etc and the other half is shelves for food. I put a shelving unit in there as I took out all the upper cabinets. The built in hutch in the dining room really helps. Pigeons sat on my balcony light and pooped while the unit was empty. It’s hard like cement. Ugh! I installed pigeon spikes on the light. Will also put on the railing.
My couch that was expensive and only 2 years old wouldn’t come up the stairs. The halls and lobby only have 7 ft ceilings so that’s a problem. Only people on the first floor get couches in. Everyone else gets a loveseat or sectional. I had to pay the movers to take it back to the house. Ugh! The buyers were happy to get it. I am exhausted but happy to have it behind me.
Sorry about the couch but so glad the new owners can use it. Can't wait to see pictures.

One is a winter coat and one a spring or fall coat. I don’t wear either very often. It’s almost always sunny here so once you get in your car you are warm. I usually wear a sweater with a scarf to keep my neck warm. It rarely rains.

Even when I lived in cold climates I only had 4. One was a raincoat and one a long dress winter coat. Reno’s mild 4 seasons is one reason people are moving here in droves. Having lived in 5 states it’s the best weather if you don’t want it warm all the time. The downside of course is the drought and the summers where we get smoke from neighboring states fires but that doesn’t happen every year. If you want real winter you can be in the mountains in 30 minutes to ski.

3769The knobs came for my dresser yesterday
and I put them on. My bed and living room couch and chair come Wednesday and Thursday. I will post more pictures than.
that is SUPER cute and pretty. I love black and pink as a combination. This style of retro fitting furniture is much to May liking. I actually was contemplating this kind of treatment for my buffet/server last fall, but then went in a different direction.I wanted mine to be silver with florals and touches of silver leaf.

37783778377937803781My bed came yesterday and my bedroom is done except for my gray headboard which won’t arrive for a month. My loveseat came yesterday and my chair comes today and then I can hang the living room pictures.
TT, lovely result! The dresser with its unique mirrors is just stunning and the grey coffee table is one of a kind in front of the loveseat. You must be so pleased. Cute two little 4-legged supervisors blend in very well, too.:D

Razz, my dresser was stained dark oak and I bought it when I moved here 24 years ago. My best friend is very talented and painted the 3 tables for the living room and the nightstand and dresser in the bedroom. The coffee table I bought for 30 from Facebook marketplace. My old stuff was too big for here so my ex took it. My dogs finally started to play a few days ago after not playing for months.
Very nice! I love the pink and grey! the dresser really ties it all in beautifully!

I love how it's all coming together. I'm fond of certain of the pink shades also.
