42 years ago when I lived in Las Cruces, New Mexico there was a cul-de-sac street of houses that charmed me so much, I always thought wow when I’m rich I’m gonna live there.

Well I’ve seen my dream house here come on the market and sell. Listed at $155,000. Here it is:

I just did a comparison of library salaries, prices, and mortgage rates back then and now. The library where I work advertised a job last year that had a range of $45,000-$64,000. Using that minimum salary, I see that this house is far more affordable now than it was for me back then.

Granted, it needs a ton of work but it’s utterly habitable, and frankly, it looks nearly identical to the condition of the place I rented 42 years ago. The house was built in the 1930s and it is very cute. I mean it is CUTE! It’s in a safe, old neighborhood. It’s on this wonderful, gracious cul-de-sac street where every other house is a little bit bigger and a little fancier, and they have a big median down the middle and handsome plantings at the end.

We talk here often about how expensive houses are now. By my calculations this house is more affordable for that new librarian getting a job today than it was for me 42 years ago.

This is of course because back then I would’ve had a mortgage of 11% at minimum. I remember that 11% number because two years later I got a mortgage at 11 1/2%. I remember that I also looked at a house in Las Cruces where they wanted me to assume the mortgage at 16%.

I doubt I can even find a mortgage calculator on the Internet that goes as high as 16%.

here is the math:
$45,000 minimum salary at Library currently

Cost of house:$155,000

$772 monthly payment @5.120%
772 x 12=$9,264 in annual mortgage payments
20% of annual salary goes to mortgage payments



$16,000 salary in 1979…My salary in 1979

Cost of house in 1979:$65,000
I think this house would have been priced around $65,000 back then (estimate based on a house I considered buying in Cruces of similar size and age but not posh street)
$645 monthly payment @ 11.5%
$645 x 12=$7740 mortgage payments
48% of annual salary goes to mortgage

And the amazing thing about this little house is that it just appears to need some upgrades in appliances. The floors are pretty and walls solid, though who knows the condition of the systems and it doesn’t have refridgerated air-conditioning. Throw
$30,000 at it, and have a huge chunk of that be nice landscaping.

it has a little casita in back with french doors! That casiita does not appear to have any plumbing to it, but that’s OK, it could be an artist’s studio.

I’m glad it was already sold because I would’ve been tempted to buy it and DH would’ve been very very angry with me

These types of little buildings are common in older Houses around Las Cruces.

There are houses like that here in C Springs in older sections of town but they are probably three times that amount by now. I always wanted a little stucco house too.

I would put the 30k fix up in the house and very little in landscaping because priorities:)). It’s a really cute house!

Well, you are right and I of all people should know replacing kitchen cabinets and etc. in a vintage style is going to cost upwards of $15,000. Those are not old cabinets that I like, but I’m really not sure how “old” they really are.

Interesting to see this little house with its high stone fence. What is the historical reason for including the casita with a dwelling? Storage?

That is beautiful, catherine! But way more house than I want at this point in my life. I could probably live in that out-building, though. LOL. Love the surrounding land.

The New Mexico house just doesn't do it for me, all that naked dirt. It just looks like a barren wasteland or something.

I love the VT house Catherine, the built-ins are fabulous and that workshop is the stuff dreams are made of (at least my dreams!)

Love the Vt house for uniqueness especially the warm wooden floors, the cozy kitchen and the window seat. So many hiding places for everything. Wonder about the history of who lived there, the size of the family, etc? It has a story to tell.

I love the VT house Catherine, the built-ins are fabulous and that workshop is the stuff dreams are made of (at least my dreams!)


The New Mexico yard is fairly typical of a lot of middle-class houses it seems— they just don’t bother.

Here is a photo of a nicely done little condo front garden next-door to the one where I stayed. All the spring mounds were in bloom and I am sure it never looks this good at any time in the year.

I think in-laws apartments. This specific one does not appear to have plumbing, but most of them do.

Edited to add: I looked into casitas, and they are a traditional place for guests to stay.

They can easily convert to today’s office or “she-shed.”

Agreed, the built-ins are nice and seem to be nicely and carefully painted, although one of those colors I’m not fond of. The wide plank floors are gorgeous.

DH could have the She shed for tools and carpentry shop for a while anyway. I have no desire for a She shed since it just seems to me like another thing to keep clean

That las cruces house is adorable! And so cheap! And in a college town. We may need to do more research about las cruces. It meets several of our retirement requirements. College town. Inexpensive. Blue, or at least blueish, state. No snow.
