A pretty little view of the private space of your condo complex is very nice! In my condo I do not have the front view that everyone wants, but I have a view very similar to yours—our pretty yard. And because my condo is low down on the second floor, it really is a better view that floors 3-7 because their view is dominated by the big roofs of the giant houses surrounding us. But further up the building, floors 8-10, have a spectacular city view.
Love your "family portrait" and pretty view! It must be a relief to be all settled in.
IL, the condos downtown high up have beautiful city views too. I actually have the best view in the complex. It’s either the courtyard or parking lot, road or houses. The ones across from each other look at one another. I feel lucky to have gotten this one.
I've looked (virtually) at quite a few condos with views that seem to consist of the windows across from them. I cross those off my list immediately; I need a view of something beside my neighbors.
I loved condo living the first time I lived in one by myself and love it again. I feel safe and it’s easy living with many things taken care of for me. I did cleaning today and it was quick with the smaller space. I also read on my balcony for quite awhile.
Teacher Terry, I am so happy for how this year has turned out for you. You worked hard, fast and sensibly! Now you are safe, comfortable and able to sit on a lovely balcony with a lovely view. Congratulations and BRAVO!!!
Ns-wef, thanks so much:)). It was stressful but feels right now. My dogs are finally playing with each other and toys. Poor things were stressed out too.

Today I ordered a bigger toilet that’s taller like I had in the house. The bathroom sink is cracked so ordered a new one and needed a new faucet since the old one won’t fit. I also am getting a new light. I love the vanity and stone countertop that’s there. That’s all I am doing to the bathroom. The bathtub is very low and the tile around it fine so decided that spending at a minimum 5k and probably more wasn’t worth it to me. My son doesn’t know how long he is staying so I am getting all my work done while I have a free handyman:)).
My son mentioned today that I hadn’t bought the closet organizers so I did that today. Yesterday I met the president of the HOA and she said that you can get permission to install a washer and dryer in your unit because the entry closet shares a wall with the bathroom. In the month I have been here I have done 4 loads and only dry towels, sheets, undies, socks and pjs so don’t think it would be worth the expense.
Are you short on closets? The convenience of my own laundry would be worth it especially with having the dogs and stuff that they mess. Also, it may add value to your condo as a feature available now but possibly not later due to changes by the HOA.
I know that you are planning on being there for a duration.
that is an interesting note of changes the hOA could make. In my condo building, washer dryer hook ups were allowed for some years but now are no longer allowed because they don’t want to drill into the historic brick.
My own unit is small enough that I would not want to take up space with a washer dryer and I don’t mind using one downstairs anyway in a public area.
My condo only has 3 closets and my son is taking up half of one by leaving some of his tools, etc when he leaves. Considering that I have only done 4 loads in a month it doesn’t seem worth it. The plumbing in my bathroom is not on the wall that shares the closet so my son said moving the plumbing is a big expense.
When I was in the house I used cloth pads but now use disposable ones here. So laundry is only costing me 11/month. I throw the dog beds in with my towels and their clothes in with my pjs. Maltese are not real dogs so never get in dirt, mud or water when walking them:)). In fact they refuse to walk in bad weather. My kids will inherit the condo so I don’t care about resale value. When I had a big dog he did make laundry for me.
As of 2 days ago my son finished everything in the condo including doing touch up painting. I love how the bathroom looks and it only cost 750. They had the door on the toilet and shower which made it really tight to use it you had to be standing off to the side. He moved it to the outside of the bathroom where the sink is. Without moving the door I also couldn’t have gotten the bigger higher toilet. He had never built a door frame before but watched a Utube video and then did a great job.
He also realized he was mistaken and the plumbing was in the fake ceiling in the hallway which means I could do the laundry in the front closet if I wanted to. I have decided against it for now. This builder always has a fake ceiling in the hallway and it houses something. In my first condo it allowed access to the AC unit. Anyway it’s really nice to have everything done.

He is going to do some traveling this summer and was determined to get everything done before he left. At first I wasn’t real happy that my balcony is mostly shaded all the time. But we have been able to sit outside on some pretty hot days. My sister rarely uses her balcony because it’s in full sun until 3pm. So that’s been good also.

Wow, if I were in Reno, a shaded balcony would be a "must have." I'm sure there's plenty of sun around if you want it!
I have a very large silver maple on my property and I love it. People flock to our yard to be in the shade. Really. I had a neighbor ask if she could have a family party in our yard because we have the only shade tree. (Thank God iris lilies didn't buy this house! ;).

I used to buy 6 big pots of flowers and put them on my wall in the backyard in the sun. Then I sat in the shade and looked at them. So my first thought was no flowers for me. I have 2 plants out there that don’t need sun. I wasn’t thinking about sitting outside which I actually do a lot of.
I have no clue what they are but they were on my patio in the shade and one I have had for 6 years. I know very little about plants:)).
Time for a update. So my sliding glass door and bedroom windows are original to the condo (41 years old). The metal frames are scratched and look bad. My slider is hard to open and close. I thought French doors would be nice but are 6k without labor. I went everywhere that sold and installed as I want that to be the same place. I can get a sliding glass door that looks like a French door and both bedrooms done for 4800. The inside is white and the outside has to be bronze to match the rest of the building. They are coming to measure next week and then it needs approval by the board and then 14-17 weeks until installation.
That will be money well spent. Good looking doors that work well are nice.

Attachment 3956 I bought 10 panels of these curtains 16 years ago for $700. I have used them in every place since. I just take them down before I list the house. They wash and dry nicely.
IL, they are ivory and go with everything. I am surprised that they still look great after all this time.
Teacher Terry, we have three antique light fixtures that go with us from house to house. They just make us feel at home. So far three houses have seen these fixtures.
